Exciting news is buzzing across the state line in Blacksburg, South Carolina! Construction has just kicked off on a large industrial park that’s set to bring significant growth to the area. The project, named Stateline 85, is a collaboration between Collett Industrial and GTIS Partners, and it holds a lot of promise for the future of this corner of Cherokee County.
A Massive Footprint of Opportunity
When the dust settles and construction is fully completed, Stateline 85 will cover nearly one million square feet. This expansive space will include three industrial buildings, two of which are kicking off in the first phase of the development. Sitting at 212 Tribal Road and conveniently located between exits 104 and 106 of Interstate 85, the park is positioned perfectly for businesses looking to tap into the bustling I-85 corridor.
The first phase consists of two buildings spanning 423,360 square feet combined. The layout is designed with users in mind. The first building will cover 198,720 square feet with a ceiling height of 32 feet, accompanied by ample parking space for both cars (171 spaces) and trailers (50 spaces). Meanwhile, the second building will be even more spacious at 224,640 square feet, featuring a lofty ceiling height of 36 feet along with 175 car parking spaces and 63 trailer spots to accommodate larger operations.

Just last year, they announced another big project named Northside 77, a three-building park in Troutman with nearly 700,000 square feet. Additionally, in October 2022, they made headlines by selling the Airport 85 Business Center to Ares Management Corp. for over $20 million.
