Blacksburg Launches Major Industrial Park Development to Boost Economic Growth

Blacksburg Welcomes Exciting New Industrial Park Development

Exciting news is buzzing across the state line in Blacksburg, South Carolina! Construction has just kicked off on a large industrial park that’s set to bring significant growth to the area. The project, named Stateline 85, is a collaboration between Collett Industrial and GTIS Partners, and it holds a lot of promise for the future of this corner of Cherokee County.

A Massive Footprint of Opportunity

When the dust settles and construction is fully completed, Stateline 85 will cover nearly one million square feet. This expansive space will include three industrial buildings, two of which are kicking off in the first phase of the development. Sitting at 212 Tribal Road and conveniently located between exits 104 and 106 of Interstate 85, the park is positioned perfectly for businesses looking to tap into the bustling I-85 corridor.

The first phase consists of two buildings spanning 423,360 square feet combined. The layout is designed with users in mind. The first building will cover 198,720 square feet with a ceiling height of 32 feet, accompanied by ample parking space for both cars (171 spaces) and trailers (50 spaces). Meanwhile, the second building will be even more spacious at 224,640 square feet, featuring a lofty ceiling height of 36 feet along with 175 car parking spaces and 63 trailer spots to accommodate larger operations.

Future Growth and Flexibility

One of the standout features of the park is the allocation of a site for the third building, which is a flexible option designed for build-to-suit projects. This means that businesses can customize this space to meet their specific needs, with possibilities for setups exceeding 500,000 square feet. It’s an exciting thought for companies looking to expand in this area!

The entire project is set on a spacious 107-acre site within an opportunity zone, reinforcing the potential for growth and investment in the region. Teddy Hull, a principal at Collett Industrial, expresses optimism about the endeavor, stating, “We believe Stateline 85 is well-positioned to support the rapidly growing industrial base along the I-85 corridor.”

Market Momentum in Cherokee County

As land for development becomes harder to find along the I-85 south corridor, Cherokee County is stepping up to the plate as an attractive option for businesses. According to Drew Coholan from Cushman & Wakefield, Stateline 85 is set to offer valuable opportunities, saying, “Stateline 85 will offer optionality to both manufacturing- and distribution-type users.” This development can help companies tap into the labor pool from nearby towns like Kings Mountain, serving as an essential hub for various industries.

A Look at Collett Industrial’s Track Record

Collett Industrial is no stranger to the industrial landscape in the region. Just last year, they announced another big project named Northside 77, a three-building park in Troutman with nearly 700,000 square feet. Additionally, in October 2022, they made headlines by selling the Airport 85 Business Center to Ares Management Corp. for over $20 million.

With all the momentum surrounding Stateline 85 and its potential to drive economic growth, it’s clear that this industrial park isn’t just a construction project; it’s a promise to communities, businesses, and the workforce of a brighter future. Keep an eye out for updates on this exciting journey as it unfolds!
