According to David Tintsman, owner of HomeTeam of North Charlotte, the real estate scene is thriving. “It’s a busy time for us with inspections,” Tintsman shared, highlighting the growing demands for both new constructions and existing homes. “Charlotte’s a fantastic marketplace. I think it’s just gonna get better, too.”

The Importance of Home Inspections

For many buyers stepping into this hot market, ordering a home inspection is a crucial step in the buying process. Tintsman emphasizes that this allows buyers to spot potential issues and negotiate terms better before finalizing a purchase. But what should you pay attention to when inspecting a home?

Your Mobile Checklist for House Hunting

Before you even consider making an offer, Tintsman offers some straightforward advice. First off, get up close and personal with the house. “After you kind of look at the house from afar, walk up and get a little bit of a closer view,” he suggested. Paying attention to minor details can save you a lot of trouble down the line. For instance, cracks in brick veneer can be pretty common, so monitoring those can be beneficial.

Water damage is another major red flag. Tintsman recommends taking a look at the roof first. “Look for lifted shingles and missing shingle tabs,” he said. “This could lead to leaks if not addressed.” Plus, don’t forget about the windows. While they may seem harmless, replacing them can be a costly endeavor down the road.

Checking the Interiors

Moving inside, you should keep an eye out for signs of water damage. Tintsman suggests checking faucets for security and good water pressure. “Things like that matter,” he noted while turning on a faucet, showcasing how quick checks can alert homeowners to potential issues. Also, taking a peek under the sink can reveal any hidden water damage or even mold, which would be a major concern.

Bathrooms are another area worth inspecting. “Water can leak down through, and if it ever gets past the membrane, you could have problems below the shower,” Tintsman explained. Be sure to check the tiles as well.

Moving on to the crawl space, Tintsman emphasized its importance. “This area is crucial for checking the foundation and floor structure,” he said. “You might even find old, metal duct work that could be hazardous if wrapped in asbestos.” Keeping hands-on with recent weather patterns is also essential; check to see if any water is accumulating there from recent storms.

Getting Professional Insight

When it comes to inspecting the attic, Tintsman recommended leaving that to the professionals. “Once we get up in the attic, we want to check the sheathing, which is the underside of the roof. Water penetration is a big deal,” he explained. Observing insulation quality is also beneficial, as poor insulation can lead to higher energy bills down the road.
