Hey there, Charlotte! If you’ve noticed *construction crews* hard at work or fences surrounding plots of land in your neighborhood, you’re not alone. The Queen City may be experiencing a slight slowdown in overall construction, but that doesn’t mean all building activity has come to a halt! Just last week, three exciting apartment projects officially broke ground, promising to add a total of *872 brand-new apartment units* to the local housing scene by the end of 2025 or early 2026.
First up is a project that’s causing quite a buzz in the Cotswold neighborhood. Ground was broken for The Colwick, a stunning seven-story complex located at the corner of Colwick Road and Chiswick Road – just a stone’s throw away from the local Publix and Cotswold Elementary School. This development, brought to you by The Fallon Company, will feature 234 apartment units including one, two, and three-bedroom layouts.
Michael Fallon, the company’s CEO, expressed his enthusiasm for the site, highlighting its *prime location*. “There’s a lot of excitement around something being built at this location,” he shared. This will be the first major residential rental apartment building in Cotswold in the last 20 years, and that’s something to get excited about! After discussions dating back to 2018, the Charlotte City Council finally approved the necessary rezoning in 2022, allowing this project to move forward after determining ways to address local traffic concerns.
Fallon emphasized the importance of community input, noting, “The community’s concerns around density are absolutely valid.” Plans are in place to make improvements that will enhance local infrastructure, especially pedestrian accessibility. Residents can look forward to enjoying amenities like a *co-working lounge*, a saltwater pool, and even a pet spa – perfect for our furry friends!
Next on the list is the NOVEL River District development, marking the first residential offerings in a much-anticipated mixed-use expansion situated in west Charlotte. This *massive 1,400-acre project* is looking to transform previously wooded land along the Catawba River into a thriving community. The River District aims to bring *5,000 homes*, a mix of both market rate and affordable housing, along with vibrant retail and commercial spaces.
The newly launched 318-unit apartment complex will also feature studios and one- to two-bedroom apartments, complete with *fitness facilities* and a pool for residents to enjoy. Crescent Communities expects to welcome residents to NOVEL by early 2026, with the first phase also introducing 2,300 single-family homes from a host of reputable builders.
Last but not least, we venture to north Charlotte, where Bainbridge Companies just kicked off construction on the Bainbridge Mallard Creek. Located conveniently near Mallard Creek and close to major highways, this five-building complex promises to offer 320 new apartment units with a focus on larger layouts designed to attract families and couples.
“The area has been growing explosively, and we want to cater to that,” said Zach Spencer, Bainbridge’s senior VP of development. With its proximity to shopping areas like *Concord Mills* and major employers such as Eli Lilly’s new Concord Campus, it’s easy to see why so many people have their eyes on this locale. Residents can expect to enjoy amenities like a resort-style pool and private study spaces, and they’ll be able to move in by late 2025!
So, whether you’re a long-time Charlotteite or new to the area, these upcoming developments signal exciting changes for our local housing market. With increasing options for high-quality living spaces, it’s clear the Queen City is committed to accommodating its growing population.
