The city is teaming up with LISC Charlotte and Wells Fargo & Co. to launch a groundbreaking program aimed at nurturing aspiring real estate professionals. This initiative, known as the Real Estate Developer Incubator, promises to be a game-changer for those looking to make their mark in the field.
The incubator program is set to kick off in January and will run over a solid 12 weeks. It offers a fantastic mix of both virtual and in-person lessons, designed to provide budding developers with a comprehensive education in the intricacies of real estate development. Participants can expect professional coaching, invaluable resources, and the technical assistance needed to navigate this competitive field.

According to Harold Lloyd, Senior Program Officer at LISC Charlotte, the program is targeting emerging local commercial developers and contractors who have been active in the industry. Specifically, it’s geared towards those operating within one of the city’s six Corridors of Opportunity. These corridors—areas identified by the city as underserved—include neighborhoods such as Albemarle Road/Central Avenue, Graham Street/North Tryon, and Beatties Ford Road.
So, what can participants expect to learn? The program will cover a variety of topics essential to real estate development. From the initial stages like zoning and permitting to more advanced components such as securing financing and managing construction projects, this curriculum is designed to take participants from soup to nuts in understanding the entire development process. Participants will even get the chance to use their ongoing projects as case studies, which can provide real-world context to the lessons being taught.
The city has generously contributed $600,000 towards this program, and Wells Fargo is stepping up with an additional $300,000. This funding not only highlights the importance of supporting local developers but also helps to ensure that this program can offer the best resources and training possible. As Erin Gillespie, the city’s interim executive manager for the Corridors of Opportunity, noted, “It’s important to create a full-fledged program that gives folks we’ve been working with that same access to resources” that larger developers typically enjoy.
Applications for this amazing opportunity are now open and will remain so until November 21. However, space is limited! The first cohort will welcome just 15 participants, ensuring a more personalized and interactive experience. To kick things off, there’s an informational webinar scheduled for 10:30 a.m. today, where interested individuals can learn more and ask questions.
