The city of Charlotte is on the brink of significant residential growth as multiple new developments are gearing up for action, promising hundreds of new homes to meet the surging demand. With major announcements already made, 2025 is shaping up to be a pivotal year for the Queen City.
In a noteworthy development, Atlanta investment firm Animal has successfully finalized a land exchange with the city of Charlotte for the first phase of its redevelopment project at 401 S. College St., which previously served as a Duke Energy site. Plans are in place to kick off construction before the year ends, marking a significant step in revitalizing this area. This project is just one of several initiatives that aim to reshape Charlotte’s residential offerings.
February 2025 saw a spurt of activity in the residential sector, with several projects generating hundreds of new homes. Among the most anticipated developments is The Coves at Lake Wylie, helmed by Taylor Morrison Home Corp. This project promises to deliver nearly 500 homes consisting of both detached units and townhomes located in the picturesque area of The Palisades off Lake Wylie. Notably, this will be the final addition to the master-planned community in southwest Charlotte.
Additionally, Castlebridge Residential Development has broken ground on a new project at the intersection of Old Concord Road and Fairhaven Drive, which will yield over 600 residences, including single-family homes and townhomes/condos. Another exciting prospect is the Blankenship development, being constructed by Ryan Homes. This intricate project will feature 319 single-family homes and 330 attached townhomes, with pricing for townhomes commencing in the mid-$300,000 range and single-family homes around $400,000. The construction for Blankenship kicked off in February 2025, with the first phase aiming for completion in spring 2026.
In uptown Charlotte, the residential landscape is also seeing a significant change. The Queensbridge Collective, a striking 42-story residential tower located at 1111 S. Tryon St., has successfully topped out, boasting a total of 409 units. This mixed-use development, with a near $700 million investment, is slated for completion later this year. Beyond residential units, the project also includes a 35-story, 600,000-square-foot office tower that is expected to break ground soon. Furthermore, the comprehensive Queensbridge project will incorporate around 30,000 square feet of retail space and over 90,000 square feet dedicated to amenities.
Initial occupancy for residential units at Queensbridge is expected by the third quarter of this year, featuring various unit sizes to cater to a diverse community. Notably, Night Swim Coffee plans to join the lineup on the ground floor, enhancing the vibrant atmosphere of this burgeoning area, while the upscale restaurant Guard and Grace is expected to open its doors in mid-2026.
However, not all developmental news in the Charlotte region is positive. An ambitious second rezoning attempt for Birkdale Village in Huntersville, which sought to include 150 apartments and commercial spaces, has encountered strong resistance. The planning board’s recommendation for denial reflects growing concerns over increased density in an already developed area. Similarly, in Indian Land, a proposed age-restricted housing community comprising 853 detached homes has faced a recommended denial from Lancaster County planning commissioners.
Despite these challenges, Charlotte remains on the map as the seventh most competitive residential market in the United States. With projections indicating an increase in home values by 3.2% in 2025, prospective buyers and investors alike are keeping a close watch on the developments unfolding in this dynamic city.
With a mix of new residential projects underway, Charlotte is poised for an exciting transformation that could reshape its housing landscape for years to come. As the city welcomes new developments, the influx of homes may help ease the growing demand for housing in an increasingly popular area.
