Indian Land is buzzing with activity as NFM Properties rolls up its sleeves on a significant new project that’s sure to catch the attention of many in the community. This local developer is making waves with a brand-new medical office park situated right at the busy intersection of U.S. Highway 521 and S.C. Highway 160. With growth surging in the area, it’s becoming increasingly clear that this investment could be a game changer for local healthcare services.
The ambitious project spans a sprawling 60,000 square feet and is being developed at Edgewater Corporate Park. It boasts three buildings, with the first one already completed and ready for business. This initial structure measures a sizable 15,000 square feet, and already, half of that space has been leased to none other than Metrolina Eye Associates. Excitingly, they are currently building out their space, with plans for their eye surgery center to open before the end of the year. Sounds promising, doesn’t it?
As for the remaining two future buildings, they will be 30,000 and 15,000 square feet, respectively. But here’s the catch: NFM Properties will only kick off construction on those buildings once the first one is fully leased out. It’s a smart strategy that allows them to gauge demand before diving deeper into the project.
The vision from NFM Properties is pretty clear: they believe that this corridor represents a natural extension of the thriving Ballantyne area. According to the developers, serving the growing population of northern Lancaster County and southern Mecklenburg County is an opportunity too good to pass up. And it seems they might be onto something! The U.S. 521 corridor in Indian Land is on the brink of becoming an active hub for medical services, and it’s expected to remain that way for years to come.
Furthermore, there’s already buzz about the Medical University of South Carolina planning to open a new hospital nearby. But they aren’t the only ones getting in on the action; there’s another development group that’s begun constructing a medical office park not far from NFM’s site. It’s as if the medical community is grasping the potential of Indian Land, and it’s pretty exciting to witness!
It’s not just healthcare facilities making headlines in this area; Indian Land is also seeing some substantial mixed-use developments. One of these is the CrossRidge Center, a stunning 190-acre project lined up along U.S. 521. This ambitious endeavor will feature a hefty $150 million retail component anchored by a Target, bringing even more shopping options to residents.
In addition to that, plans for another project called The Exchange at Indian Land have also been getting a lot of attention. This project proposes a new Costco along with new retail space and apartments. It looks like Indian Land is truly on the fast track to becoming one of the premier places to live, work, and shop in the region!
With so much development on the horizon, it’s important to keep an eye on how this might affect us as local residents. Growth can bring a host of opportunities, but it also invites new challenges like traffic and infrastructure adjustments. As Indian Land continues to evolve, community voices will play a crucial role in shaping what this new chapter looks like.
