SunCap Property Group Launches New 373,950-Square-Foot Industrial Facility Near Charlotte Airport

SunCap Property Group Unveils New Industrial Development Near Charlotte Airport

Charlotte, North Carolina, has just welcomed a shiny new addition to its industrial landscape! SunCap Property Group has officially completed the construction of SunPoint CLT, a colossal 373,950-square-foot industrial building that is now up for lease. Located conveniently at 8301 Old Dowd Road, this impressive facility is situating just minutes from the bustling Charlotte Douglas International Airport.

Strategic Location Meets Modern Design

This newly finished building is equipped with all the features one would hope for in a modern industrial space. It boasts a sky-high 32-foot clear height, making it possible to maximize vertical storage. For tenants who need to manage large shipments, SunPoint CLT includes 86 dock-high doors to facilitate smooth loading and unloading processes. Additionally, the site has 374 auto parking spaces and 75 trailer parking spaces, so whether you’re moving goods or employees, there’s plenty of room for everyone.

Paxton Hollar, senior vice president at SunCap, expressed excitement about the project, stating, “We love this location because it’s strategically positioned with great access to the airport, I-85, and I-485.” This prime location not only provides access for transport but also opens up opportunities for prospective tenants looking to establish a foothold in the Charlotte area.

A Partnership Built for Success

SunCap’s involvement in this project has been bolstered by a solid partnership with Goldman Sachs, a relationship that enhances the company’s capacity to develop and deliver high-quality industrial spaces. The leasing efforts for SunPoint CLT are being steered by the dedicated team from Colliers International. Their experts, including Phoebe Dinga, Lawrence Shaw, and Rob Speir, are on hand to help businesses find their ideal space in this new facility.

High Standards in Construction

As is common with SunCap’s developments, the delivery of SunPoint CLT has exceeded expectations. Phoebe Dinga noted, “The above-standard delivery includes spec office spaces, upgraded finishes, ample dock doors with dock packages, and sufficient trailer parking.” This commitment to quality construction is a hallmark of SunCap Properties and speaks to their effort to create spaces that are not just functional, but also attractive to potential tenants.

A Smart Investment in Charlotte’s Growth

SunCap made a strategic move by investing over $9.3 million last year to acquire the 34-acre project site for SunPoint CLT. This investment is part of a broader trend in Charlotte’s real estate market, where industrial spaces are in high demand. In fact, according to recent data, a staggering 87% of SunCap’s developed square footage in the past five years has been dedicated to industrial projects. This shows a strong focus on responding to market needs and aligning with the ongoing economic developments in the area.

A Focus on Future Developments

SunCap is also known for other significant projects in the Charlotte region, including the much-anticipated 340,000-square-foot distribution center for FedEx that is set to open soon in Monroe. These projects underline the company’s commitment to driving growth within the sector and helping businesses thrive in Charlotte.

As Charlotte continues to develop, SunPoint CLT stands as a testament to innovative design, strategic planning, and an eye toward the future.
