Hey there, Concord residents! We have some exciting news that is sure to bring a wave of economic growth and job opportunities to our lovely city. Charlotte-based Tribek Properties has teamed up with Greenberg Gibbons Properties to kick off a new industrial development project right here in Concord. What’s even cooler? This project will span over 80 acres and features a total of six buildings!
The industrial park, which will be located off Pitts School Road, is set to boast a whopping 750,000 square feet of space. Just imagine the possibilities! Tribek is taking the lead in constructing a massive 392,000-square-foot speculative building, while Greenberg Gibbons will take care of developing five shallow-bay buildings that will total 358,000 square feet. It’s a real team effort to make this vision a reality!
Just this month, both companies made some significant moves to secure the land for this ambitious project. Cabarrus County real estate records recently confirmed that Tribek acquired over 42 acres under the name Morris Industrial LLC for just under $3 million. Meanwhile, Greenberg Gibbons purchased just over 36 acres from Tribek for about $9 million. Talk about some real estate magic happening!
And that’s not all, folks! While the current focus is on the industrial buildings, there’s a promising hint of retail elements coming to this development as well. Tribek has mentioned several retail outparcels that are expected to grace the site in the near future. This could make for a vibrant mix of business and shopping opportunities in the area, enhancing our community further!
Scott Bortz, a partner at Tribek Properties, expressed enthusiasm about this new venture: “Tribek is excited to be breaking ground on our next project in the Charlotte MSA and to be bringing economic growth and jobs to Concord,” he said. He also looks forward to working closely with the Greenberg Gibbons team in this project.
Furthermore, Drew Thigpen, a co-founding partner at Greenberg Gibbons, added, “We’re excited to bring our fourth Class-A shallow-bay industrial project to the Charlotte market, and we are thrilled to be a big part of the Concord community long term — such a wonderful place to live, work, play and stay.” It’s refreshing to hear such positivity about investing in our community!
In terms of construction and design, there’s a robust team in place to make it all happen. Landmark Builders will be leading the construction efforts, while McMillan Pazdan Smith is on board as the architect. The project’s civil engineering will be handled by Oak Engineering, and several key players from JLL are handling leasing efforts. All together, this talented group will work tirelessly to bring the industrial park to life.
As we stand on the precipice of this exciting development, a specific construction timeline hasn’t been officially laid out yet. However, the anticipation in the air is palpable! Rest assured, residents will be kept in the loop as things start to unfold.
It’s worth noting that Tribek previously made headlines with their RiverWest project in Belmont, which was a successful two-building industrial park. They clearly have a knack for bringing substantial developments to the area.
