Hey there, Tega Cay residents! If you’ve been waiting for some big news about our lovely city, you’re in for a treat. This spring, Tega Cay will kick off a massive development project that promises to transform the way we live, work, and play. It’s called Main Street Tega Cay, and it’s going to be quite the addition to our community!
Hold on to your hats, folks, because this project is bigger than anyone expected! With an investment of between $250 million and $300 million, the city is preparing to add 100,000 square feet of commercial space, along with 225 apartments towering above retail units. But that’s not all—look forward to 150 homes or townhomes being built, and brace yourselves for a huge economic boost as this development is set to create over 1,000 jobs in our region.
According to Paul Sagadin, owner of Charlotte Living Realty, “Main Street Tega Cay is a once-in-a-lifetime chance to revitalize, create and establish a vibrant live-work-play community in Tega Cay.” Sounds like a win-win for everyone, right?
The new project will spring up on a lovely 56-acre plot of land located between Stonecrest Boulevard and Dam Road. Even though Tega Cay currently doesn’t have a street named “Main Street,” this development is designed to embody the spirit of a classic main street with bustling shops, eateries, and community spaces. How refreshing!
Let’s rewind a bit. Developers originally approached Tega Cay about three years ago, hoping to spruce up the former Game On property. Prior to that, another grand plan was put forth—a massive 80-acre project that never saw the light of day. But worry not! The Main Street concept, proposed by Mayor Chris Gray, is now bringing new life to our city and creating a place for folks to gather and enjoy!
The construction will break ground first in the mixed-use section along Stonecrest Boulevard, just south of Walmart. Expect funky features like a small food hall, cool breweries, and a variety of restaurants that will help us explore all our culinary cravings. Additionally, there will be commercial spaces making up a vibrant marketplace area where we can shop until we drop!
This marketplace is expected to bear some resemblance to Optimist Hall in North Charlotte, which has become a beloved hub for food and fun. Plus, small lot homes—often referred to as carriage homes—will also be part of the mix!
Mark your calendars for early 2026 when the marketplace area is estimated to be completed, followed by the first homes being ready that summer. On the northeast side of the property, hotels and retail spaces will begin popping up in spring 2027, while the entire development is anticipated to wrap up by late 2028. Exciting, right?
This new development doesn’t just stop at commercial space and homes. There are plans for an amphitheater, fire pits, picnic tables, and a whole bunch of other fun amenities that will make our marketplace a fantastic destination. Imagine grabbing a coffee, heading to an ice cream shop, or enjoying a dinner out while surrounded by your neighbors and friends!
Next month, the development team plans to submit a grading plan to the city. If approved, we should see some serious action happening at the site! More than just shopping and dining, this area aims to be a cozy gathering space for families and friends to enjoy their days.
In a nutshell, Tega Cay is about to enter a new and thrilling chapter. With the promise of food, fun, and fellowship right around the corner, it looks like our city is on the fast track to becoming an even more delightful place to live!
