Exciting Developments on the Horizon for Mooresville

Mooresville, a lively town near Lake Norman, is experiencing an exciting transformation, thanks to the upcoming East West Connector highway. Though it’s still a couple of years away from completion, this four-lane highway is already creating a buzz in the community, drawing in new developments like large subdivisions and a massive mixed-use community.

Mooresville Village Takes Shape

In a recent meeting, the Mooresville Board of Commissioners gave a green light to the Mooresville Village project, a visionary 625-home mixed-use development spearheaded by Charlotte-based Pappas Properties. After a split vote, with Mayor Chris Carney casting the deciding ballot, the project is officially moving forward at the intersection of N.C. 115 and the new connector, which is funded at a whopping $34 million.

Mooresville Village is set to span an impressive 98 acres and will include a grocery store, a bank, various shops, offices, a hotel, and trails for recreation. CEO Peter Pappas revealed that a 50,000-square-foot grocery store will be part of the development, although he kept the name of the grocer under wraps. Excitingly, this store is expected to open its doors even before any of the multi-family buildings are completed!

A Variety of Homes for Everyone

The housing options in Mooresville Village will be diverse, featuring single-family homes, townhomes, cozy cottages, and apartments. A significant focus is being placed on creating homes for adults aged 55 and older, while also ensuring that 5% of the homes—17 in total—will be what they call attainable housing. This means that the homes will be affordable for essential community workers like firefighters, teachers, and nurses.

Mayor Carney shared his thoughts during the meeting, praising the developers for pushing forward with more commercial options and helping meet long-standing community requests. With three grocery stores located within a mile of most areas west of I-77, Carney is thrilled that Mooresville Village will be bringing additional amenities to meet the needs of residents, especially given the proximity to corporate partners such as Lowe’s and Ingersoll Rand.

The Debate on Development

While the approval of Mooresville Village was exciting for some, not everyone was on board. A faction of commissioners raised concerns regarding the potential for increased traffic, as they believed that so many homes crammed together could create complications. They also pointed out the absence of a nearby fire station, which they felt was critical for a project of this scale.

A Focus on Wellness

Interestingly, Pappas noted that Mooresville Village isn’t just about housing and retail; it aims to be a wellness-focused community. Residents will be able to enjoy multiple walking trails, wellness classes, and even meditation rooms at a proposed wellness center. This development sets itself apart from traditional mixed-use projects like Birkdale Village, offering a unique blend of health-oriented living and convenient amenities.

Looking Ahead

As the connector project progresses, some local subdivisions are already sprouting up. For example, the Courtyards at Lake Davidson is currently under construction, featuring 99 single-family homes. Additionally, a proposed development named Freshwater is also making strides, aiming for 277 single-family homes. The future looks bright for this rapidly evolving area, with anticipations that more developers will take advantage of the prime land along the connector.

What’s Next?

Work on the East West Connector kicked off near I-77’s Langtree Road Exit 31, and it is expected to wrap up in October 2026. As plans unify the area, there are even whispers of a potential transit station to accommodate Charlotte’s planned Red Line commuter rail. However, Mayor Carney expressed hesitance to allow such a station in Mooresville due to concerns about ridership numbers.
