In a significant shift for the health-care landscape in North Carolina, Novant Health, headquartered in Charlotte, has just completed a major transaction involving the sale and leaseback of 20 medical facilities across three key markets. This move is expected to not only bolster Novant’s operational focus but also maintain seamless patient care across its clinics.

Yesterday marked a pivotal day for Novant Health as it finalized the sales of four properties, which included some prime locations in the Charlotte area and neighboring Winston-Salem. This comes after the health-care system closed on the earlier sale of 16 additional properties on May 17. All these facilities are known for providing essential health services, and the strategic sale allows Novant to continue operating them without interruption.

The facilities involved in the latest transactions include addresses like 8110 Healthcare Loop and 1915 Randolph Road in Charlotte, along with multiple sites on Village Medical Circle in Winston-Salem. While the deeds for the properties in Charlotte have yet to be recorded in Mecklenburg County, local officials expect them to follow soon.

Why Leaseback?

By selling the facilities but leasing them back, Novant can secure immediate capital while still operating their facilities efficiently. Joe Magliochetti, the chief investment officer for Remedy Medical Properties, the firm managing these properties, mentions that Novant sought a trustworthy partner for its high-quality medical buildings. “This type of transaction is common among health systems and allows organizations to focus on their respective strengths,” he explained.

The properties sold are located in Charlotte, Wilmington, and Winston-Salem, which accounts for some of the largest submarkets in the state. For example, a property at 16525 Holly Crest Lane in Huntersville was sold for a hefty $8 million. Other notable sales included 6909 Prosperity Church Road in Charlotte for $4.6 million and 1700 Matthews Township Parkway in Matthews for $1.4 million. These figures indicate a robust real estate market, particularly for health care-related properties.
