Charlotte’s New Gold Rush: The Rise of South End

Charlotte, North Carolina, is buzzing with excitement as its South End neighborhood is experiencing a modern-day gold rush, reminiscent of the city’s storied past. Back in 1825, Samuel McCombs struck gold on his land near what is now Bank of America Stadium, setting off a frenzy that would shape the area’s history. Fast forward to today, and it seems the charm of South End is working its magic all over again!

A Neighborhood Transformed

Once famous for its gritty industrial roots, South End has transformed into a lively hub for young professionals, thanks in large part to the opening of the light rail in 2007. According to updates from Charlotte Center City Partners, the area was riddled with 100 vacant properties as recently as 1996. But what a difference a couple of decades make! Creative souls flocked to South End in search of affordable living and a vibrant atmosphere, and they were not disappointed.

By 2012, population numbers in the area began to swell, from just 5,010 residents to a remarkable total of 13,000 today, with an average age of just 30 years! Excitingly, the community now boasts a whopping 9,700 apartments, with an additional 2,600 apartments currently under construction.

Jobs and Energy Flowing In

But it doesn’t stop with just housing. South End is also becoming a significant job center. Notably, the home improvement giant Lowe’s set up its Global Technology Center in a soaring 23-story building in the neighborhood in 2021, marking a major shift from its previous headquarters in Mooresville. This influx of jobs adds to the young and dynamic vibe reminiscent of Atlanta’s heyday in the 1980s, when graduates flocked there for opportunities and nightlife.

The energy is palpable and has even helped vault Charlotte into the spotlight, landing the city at number 79 on the recent list of the World’s Best Cities by Resonance, which praised the area’s light rail line as a key asset. Meanwhile, Raleigh is just a step behind at number 95, making it clear that there’s intense competition for top rankings and top talent among cities in North Carolina.

Downtown Raleigh is Not to Be Outdone

And while Charlotte is stealing the spotlight, don’t count out Raleigh. The RUS Bus development at the corner of Hargett and West streets is making strides while construction rises into the skyline. This ambitious $300 million project has plans for a new transit center downtown. Even amidst a tough financial landscape that has many developers hesitant, this project has found its footing and will set the stage for further growth.

Additionally, in the heart of Raleigh’s commercial scene, Hoffman and Associates are gearing up to build Union West, a stunning 23-story structure with a mix of apartments and retail space going into the works. Expect construction to kick off next year!

Healthcare Facilities on the Rise

Meanwhile, in Pinehurst, there’s a significant development underway on the healthcare front. Sanstone Health & Rehabilitation is gearing up to break ground on a state-of-the-art 100-bed skilled nursing facility come December 5. With the promise of over 80 jobs added to the local economy, this facility is expected to lend critical support to the community’s healthcare needs.

Building a Brighter Future Together

And the excitement doesn’t stop there! A major global firm, Skanska, has set its sights on enhancing its operations across the Mid-Atlantic. With new leadership announced for its North Carolina and Virginia divisions, we can expect even more growth and creativity from this robust team.

Lastly, let’s not overlook a heartwarming initiative in Asheville: Four remarkable women have launched the Women Entrepreneurs Asheville Recovery Endeavor to support female business owners affected by Hurricane Helene. Their goal to raise $1 million for grants underscores the tight-knit nature of North Carolina’s community, even amid challenges.
